Renting a Flat in Lisbon: What I Wish Someone Had Told Me Before I Started
I found my flat in Mouraria through a combination of luck, timing, and the willingness to make a decision in under an hour. The Lisbon rental market in 2024 operated at a speed that rewarded people who could commit immediately and penalised people who wanted to think.
Prices: for a one-bedroom flat in a central area (Chiado, Santos, Cais do Sodré), expect €1,400–1,800 per month. Mouraria and Intendente run slightly lower — €1,100–1,400 if you are quick and lucky. Further out (Benfica, Campolide, Penha de França) drops to €800–1,100 for reasonable quality.
The useful platforms: Idealista (idealista.pt) and OLX (olx.pt) are the main listing sites. Facebook groups for expats in Lisbon have peer-recommended landlords and properties not on the main platforms. Word of mouth from people already in the city is faster than any algorithm.
Practical requirements: you will need a NIF (tax identification number) from Finanças, a Portuguese bank account, and proof of income. The NIF is the first thing to obtain — without it you cannot sign a rental contract, open a bank account, or do most administrative things. You can get a NIF at any Finanças office (portaldasfinancas.gov.pt) with your passport. Bring a morning and your patience.
